2005-10 The Build Out
From Donboy
2005-10 The Build Out As winter nears the race is on to get our new addition weather tight before winter begins. With the limited time I have available I am doing as little work on the project as I can without paying an arm and a leg for work that only takes a few hours. We have had some minor problems come up but nothing that we could not fix.

In the end I should gain 110 square feet of railroad space so the money and effort should be worth it.

This is how it looks from the back of the house where you can see all three stories. Our new addition is prompted by the arrival of our second boy last May. We did not have a bed room for grandpa and grandma if we put the boys in their own room because I was using the “spare” bedroom as my office.

To keep the cost down we are adding on between the garage and the house where a deck used to be so we are using less material. The new addition will double the size of the kitchen, add a laundry room, add a walk in closet to the master bedroom, add a setting area to the master bedroom where we can read or watch DVDs without the boys and a basement area where I can move my office.

Moving my office to the basement will give me cooler temperature in the summer and more controlled lighting. With me out of the spare bedroom we have a bedroom for the boys.

From the front of the house you will not see much of the new addition.

In case you are wondering, the sky is this blue most of the time in Colorado.

p3

After building the house we had a forest fire get close and I realized the wood deck that is now being replaced with the addition was a big fire hazard. With the addition our deck is now concrete with flag stone which will help protect us from having our house from go up in flames.

p4

In the basement we cut out the old foundation wall and put in a header for a big opening into my office area.

p5

This is what the new basement looks like now. The raised area will be raised a bit more and will have 30 inch model railroad bench work on both sides.

The big opening is front left of the picture covered with temporary sheeting.

p6

The main floor will double the size of our kitchen and behind the wall will be our new laundry room.

The door used to open onto our deck, it will be filled in and new door will be added on the other side of the fireplace where we currently have a window.

p7

Our current kitchen hangs by a thread because behind this cut up wall with it's new header is our stove and kitchen sink.
